Focus Estate Fund is a private equity real estate investment fund specializing in non-prime value-added retail properties across Europe's dynamic markets. Established in 2016, the fund operates as a Luxembourg-based Alternative Investment Fund, offering investors opportunities to achieve double-digit returns with high liquidity and controlled risk exposure. As of 2024, the fund manages assets totaling €146 million, encompassing 12 shopping centers across three countries, with a gross leasable area of 202,000 square meters.

The fund's investment strategy centers on identifying underperforming retail assets with strong potential and unlocking value through active management and strategic enhancements. Focus Estate Fund targets mid-scale commercial properties in Western and Central Europe, focusing on value-add and distressed opportunities. The team comprises over 60 professionals with more than 10 years of experience in real estate project phases, including sourcing, analytics, risk management, private equity, development, structuring, due diligence, leasing, asset and facility management, and disposition.

In March 2024, Focus Estate Fund successfully restructured in Luxembourg, Europe's largest fund and asset management destination, to operate as a Luxembourg-based Alternative Investment Fund. This strategic move reflects the fund's commitment to growth and expansion in the European market. The fund aims to double its size by the end of 2024, utilizing existing equity commitments, and continues to focus on transforming underperforming retail assets into profitable investments across the EU and the UK.
