Hearthstone Investments is a private investment firm specializing in real estate and private equity investments across the United States. The firm focuses on providing capital solutions to the homebuilding industry, including land banking programs, joint venture financing, and advisory services for real estate investors and financial institutions. Since its inception in 1992, Hearthstone has managed over $2.6 billion in assets and funded more than 173,000 homes and lots, totaling approximately $21 billion in investments across about 750 transactions.

In June 2025, Hearthstone entered into a definitive agreement with Five Point Holdings, LLC to acquire a 75% controlling interest in a newly formed entity, Hearthstone Residential Holdings, LLC. This strategic partnership aims to expand access to flexible, off-balance sheet capital for homebuilders pursuing land-light strategies. The transaction was expected to close by the end of the third quarter of 2025, subject to customary closing conditions.

Hearthstone's investment strategy includes land banking programs that provide capital to public homebuilders, joint venture financing, and advisory services for real estate investors and financial institutions. The firm has a national presence with offices in Los Angeles, Orange County, and Tennessee, and has funded and managed over $18.0 billion in investments to construct over 165,000 homes and lots in 22 states. Hearthstone's investments encompass single-family subdivisions, condominium and townhouse developments, master-planned communities, land development projects, and mixed-use communities.
